I hear all the time people refer to “COMMON SENSE”. Well in my opinion, each culture, industry within, and organization have their own set of Ideals that are “COMMON”. Today we are going to talk about the “COMMON SENSE OF REAL ESTATE”.
Real Estate Common Sense #1 - Find an agent who knows the area. Buying or selling, you want someone who has knowledge of the market, it’s trends, and has had a track record of results in that market.
Real Estate Common Sense #2 - Know and talk clearly and openly with your agent regarding your motivation for selling or buying. Why are you selling/buying in the first place? What is your timeframe? What is your plan if the timeframe is not met? All Important issues in Delaware Real Estate transactions.
Real Estate Common Sense #3 - Value your agents time! In todays market many agents are “Spinning The Wheels” when transactions do not close and go south due to no control of their own. And with old business practices, many are out of the game altogether because like the dinosaurs, they were unable to adapt. Smart agents today have fees based on timeframes and services rendered that are rebated at commission time. This keeps agents funded when a commission is lost and in a time where some transactions take 6-8 months before settlement occurs.
So remember, work with a knowledgable agent, they will get you your best price in your time frame. Always be open and honest about why and when you are making this move! And don't be surprised by new innovations in the industry from agents who are setting and embracing the new trends. It all lends to serve you better in the long run.

Rentals in Delaware are and have been a great investment. Everyone thinks the market is full of low end deals and they are right. With a few bucks and good credit you too can be a DELAWARE REAL ESTATE investor, realizing the highest returns on your investment dollar. The values for rentals are stabilizing as many new investors are coming into the market. But I see a trend that has created an advantage for those who are not afraid of the BUY AND HOLD strategy. After all investing should be for long term gains. Its nice to flip a house here and there for a quick profit, but real wealth is obtained through investing smart and often for the long term.
In todays market, I was recently forced to eliminate a few investors who were “dragging their feet”. Meaning they were uncertain about if they should spend 75K to create a 900-1200 cash flow.... or try lowball to get it for $60K... Or hesitate and miss on deals that may only be making them $25K on a 60K investment over 6 months... Because over all it dawned on me... while the average guy may be surviving, and others may be struggling, some of these investors Im working with are very spoiled. I studied books in real estate history and in the early 80’s if you bought for $100K and rented for $900/month at an interest rate of 7+% you were in a positive situation. And were encouraged to do it as often as you could... Today the spoiled agents have mostly gone rotten and by the wayside. The best are still selling this philosophy and making the afore mentioned opportunities seem like bargains... because they are! Most rentals today in the Twin or single family homes are over $1000 per month!

Delaware Real Estate Show! BEWARE OF THE “DEAL”!

OMG! I have never seen so many “Deals” On the market. I run into a new one this AM. I called the FSBO (For Sale By Owner) number on the sign and the owner/partner on the home had never been to the property. He bought it at a sheriff sale. It needed to be torn down. The lot was worth about 28K. TO remove the home and deal with other issues would be about $25K. That gives it a standing Value of about $3K. Considering the location it would really be a good spot only for a small residential home and to build that you are looking at about $85K then you may appraise at about $125K-$150K depending on the size and quality of the construction and finishing work. I am preparing a CMA for the gentlemen at his request. and can tell you for an investor this home has nowhere near the $45K asking value they are putting on the home.

My Winter Blog.....
So by day I sell Real Estate.... I’ll bet you didn't know I was an orphan. Abandon at the age of three.... I was raised by a wild pack of.... REALTORS! Today’s Real Estate Market has changed dramatically. We are coming into 2015 and the economy hasn't improved much and the market has barely stabilized. However investors are profiting still as the trends are obvious to those who watch closely. As any of my investor clients will tell you, its all about the buy!
You make your money when you buy not sell! Thats right. Knowing the value of something and then buying it to flip or hold is where the wealth is built. If you know the house that you just rehabbed with $75K is worth $160K, then you just made $85K on your books. Plus if you hold that property and rent it for $1000, Im positive you will be in a positive cash flow situation. They come on the market every day. Many of them have been with an agent for months and the investors and agents that work with those agents are lined up and waiting. The moment that it hits the street, there’s usually a waiting period for investors and non resident owners.
